Where to stay in Khiva: inside Itchan Kala or outside the walls

A night inside the fortress means atmosphere and sunrise over the minarets, but also issues with cars, luggage and noise. We compare places to stay in and around Khiva.

Where to stay in Khiva: inside Itchan Kala or outside the walls

Khiva is a compact town, but it has one feature that strongly affects where you stay: the historic centre, Itchan Kala, is enclosed by walls, and people live and stay overnight inside them too. You can wake up in a guesthouse a few steps from Kalta Minor, or stay outside the walls in the ordinary town. Both options have strong points and quirks worth knowing in advance.

Inside Itchan Kala

Inside the fortress there are family guesthouses and small hotels in old houses, plus a few hotels in historic buildings.

Why it is worth it:

  • Atmosphere. In the evening, once the day-trip groups have gone, Itchan Kala becomes a quiet medieval town. A walk through the empty streets under the lanterns is one of the most memorable experiences in Uzbekistan.
  • Sunrise and sunset. You can head up onto the wall or to the minarets in the best light, before other visitors arrive.
  • Everything is close. Museums, madrasas and cafes are a few minutes' walk away, and it is easy to retreat to your room in the heat.

The catches:

  • Cars. Vehicle access inside the fortress is restricted. Taxis usually stop at the gate, and from there you wheel your luggage over cobbles and uneven streets. Some guesthouses help with bags, so ask when booking.
  • Daytime noise. From morning to evening tour groups pass through the streets and traders lay out souvenirs. Evenings are much quieter, though some cafes play music.
  • Simplicity. Rooms in old houses can be cramped, stairs steep and services more basic than in a modern hotel.
  • Prices. Usually higher than outside the walls — you pay for the location.

Outside the walls: Dishan Kala and the new town

There is plenty of accommodation around Itchan Kala: guesthouses in the outer town a few minutes from the gates, and modern hotels on the main streets.

Why it is worth it:

  • Access. A car can pull up right at the door — important with heavy luggage, children or your own vehicle.
  • Quiet. The outer town lives an ordinary life and goes to bed early.
  • Views. Some guesthouses near the walls have terraces overlooking the fortress and minarets.
  • Prices. Usually lower than inside for the same standard.

The catches:

  • 5–20 minutes' walk to the gates of Itchan Kala, depending on where you are;
  • evening walks through the empty fortress mean heading out and coming back later;
  • less of that living-inside-history feeling.

If Khiva is fully booked

In spring and autumn, especially on holidays, the good places in Khiva are snapped up in advance. That is when Urgench comes to the rescue — a modern city 30–35 km away with more hotels and often lower prices. The drive takes about 40 minutes, and many people do exactly that: stay in Urgench and visit Khiva for the day.

For these trips, shared rides on the Urgench — Khiva route on Yo'ldosh are convenient: drivers travel it every day, you book a seat in the app and pay only for yourself. It is also an easy way to reach Khiva from Urgench airport or railway station.

Who should stay where

  • A first visit of one or two nights — inside Itchan Kala: that atmosphere is why you came.
  • A family with children and suitcases — by the walls, with access to the door.
  • A road trip in your own car — by the walls or in the new town with parking.
  • A budget or long trip — Dishan Kala or Urgench.
  • A late flight into Urgench — spend the first night in Urgench and move to Khiva in the morning.

Practical tips

  • Ask for an exact map pin. Inside Itchan Kala many lanes look alike, and navigation apps sometimes lead to a closed gate.
  • Find out which gate is best for your guesthouse — there are four, and the difference with luggage can be noticeable.
  • Air conditioning is essential in summer. In July and August Khiva can top 40 °C.
  • Check the heating in winter. Mud-brick houses get cold.
  • Registration. If you are a foreign visitor, make sure the property registers guests.

The bottom line

If you can, spend at least one night inside Itchan Kala: the fortress at night is worth it. For comfort and savings choose a place by the walls or in the new town, and if everything is full, stay in Urgench and visit Khiva on the Urgench — Khiva route.
